Commercial Transactions

Turner Law provides sophisticated legal counsel in all aspects of real estate transactions, including land use and zoning, buying and selling portfolios, development, leasing, §1031 exchanges, financing and foreclosures/work-outs. We represent buyers and sellers, developers, borrowers and lenders, landlords and tenants. Our experience includes managing real estate transactions for investors and companies whose principal business is to own, develop, and lease real estate assets for their own accounts, as well as clients whose objective is to develop properties with the intent of stabilizing rents and selling the development. Our client’s projects include retail, office, healthcare, hotels, restaurants, recreation, timber, commercial condominium and mixed-use developments. Turner Law also represents both borrowers and lenders in a variety of financing transactions including acquisition and construction financing, permanent financing, mortgage financing, subordinated financing, sale-leasebacks, syndications, and tax increment financing. Turner Law is an agent in Mississippi for First American Title Insurance Company and Stewart Title Guaranty Company.

Residential Transactions

Turner Law provides efficient closing services for the purchase/sale of residential properties, including residential lots, existing homes and condominiums.

Corporate/Mergers and Acquisitions

Turner Law advises clients in a wide array of business deals and operations, and negotiates and assists clients in closing business transactions, including stock sale or acquisitions, assets sales or acquisitions, mergers, division divestitures, and joint ventures. Turner Law often fills the role of outside general counsel to clients without an internal legal presence, and works as a strategic partner with clients who do have in-house counsel to provide additional resources and experience. We advise corporate clients on a variety of business operations, contracts, leases, licenses, and corporate structure and organization. We also advise acquirers, targets, and financial advisors on business acquisitions and divestitures, financing, and restructuring. Our experience includes representing clients in various industry segments including manufacturing, retail, aviation, automotive energy, financial services, healthcare, entertainment, and hospitality.

Entertainment Law

Turner Law has extensive experience negotiating business transactions in the entertainment industry, most notably in the music, film and family entertainment sectors. We have represented large companies as well as music groups, individual artists, and project organizers. In the music industry, Turner Law represents clients in various industry transactions, including publishing deals, producer deals, record deals, management deals, financing arrangements, and touring arrangements. In the film industry, Turner Law represents screenwriters, directors, producers, and actors/actresses primarily in independent motion picture productions. In the family entertainment industry, Turner Law represents investor groups and companies developing family-friendly facilities, including a swim club, a tennis club, and a health club.

Hospitality/Franchise Law

Turner Law negotiates business transactions for the hospitality industry, most notably the hotel and restaurant sectors. We represent franchisors, hotel owners, restaurant owners, developers, investors, and financiers. Our experience includes assisting clients break into new markets and open new operations in existing markets, assisting clients with debt financing, equity financing, and equipment financing, and assisting clients comply with operational requirements, including alcohol licensing matters. Turner Law also represents franchisees in negotiating franchise agreements, real estate purchase or lease transactions, and operational matters.
